1. Purpose

These Terms and Conditions govern the use of the landfall.pt website and the real estate mediation services provided by Nuno Martins, individual real estate mediator, registered in Portugal under CAE 68311, AMI licence 27433 issued by IMPIC ("Landfall").

By using this site or contacting Landfall through it, you accept the terms described here. For information on personal data processing, see our Privacy Policy.

2. Nature of the service

Landfall provides real estate mediation services under Portuguese Law 15/2013 and its regulations. The landfall.pt website serves as a showcase for the service and a point of contact — it does not, by itself, constitute a binding contractual offer. Any real estate transaction is always formalised in its own document (mediation agreement, CPCV, deed), outside the scope of this website.

3. Buyer Portfolio

The "Buyers" section presents anonymised profiles of buyers in Landfall's active portfolio, based on information they have provided (desired location, budget, layout, financing status).

• Profiles are anonymised — no identifying data is published without the buyer's prior consent.
• Information is updated periodically, but may not reflect real-time changes to a buyer's criteria or availability.
• A profile's presence in the portfolio does not guarantee that buyer will proceed with a concrete offer on any specific property — it indicates active demand, subject to direct confirmation by Landfall.
• Sellers who identify a profile matching their property should contact Landfall for confirmation and referral — the portfolio does not replace the qualification and negotiation process.

4. Property and development information

Whenever the site presents information about third-party properties or developments (developers, sellers), that information — areas, prices, floor plans, delivery timelines, finishes — is supplied by the respective developer or seller, and reproduced by Landfall in good faith, without independent technical verification of each value.

Areas and other characteristics are indicative only, with no contractual value. Binding information is always that contained in the property's legal documentation (land registry extract, permanent certificate, occupancy licence) and in the applicable mediation agreement, CPCV or deed.

Prices, availability or specifications may change without prior notice, reflecting decisions by developers or sellers, outside Landfall's control.

5. Content ownership

The site's content — text, visual identity, structure and organisation — is the property of Landfall or its licensors, and is protected by copyright. Reproduction, distribution or commercial use of the content without prior written authorisation is not permitted.

Content relating to third-party properties or developments (photographs, floor plans, descriptive materials) remains the property of the respective developer or owner, and is used by Landfall under the mediation mandate or equivalent authorisation.

6. Limitation of liability

Landfall makes reasonable efforts to keep the site up to date and accurate, but does not guarantee the complete absence of errors or omissions. To the extent permitted by law, Landfall is not liable for indirect damages resulting from use of the site or from decisions made based on information published on it, without direct confirmation from Landfall.

This limitation does not affect consumer rights under Portuguese law, nor Landfall's liability as a licensed real estate mediator in respect of mediation services actually contracted.

7. Changes to these terms

These Terms and Conditions may be updated periodically. The version in force is always the one published on this page, with its corresponding update date.

8. Governing law and jurisdiction

These Terms are governed by Portuguese law. The courts of Lisbon have exclusive jurisdiction over any dispute arising from use of the site or the services provided, with express waiver of any other forum.
